what is the difference between using a land trust versus the way you do it John by doing a contract and putting in with a loan servicing co?

with a trust, no transfer taxes have to be paid, but is that cool with the state per se?

I am taking this house subto with variable intrest on first and second with prepayment penalties, am closing the equity line of credit.

current equity position is about 15 on 210k property, so have slight reservation but as you said we are just booming here, so equity should catch up quick.
