So you flipped all 16 of those and made roughly $80,000? (At $5,000/house)

If we took Redstar by the hand and stuck his nose in a deal that required no money, no credit, no thinking, we cud do all the contracts for him and the negotiations, start escrow, give him detailed step by step instructions, close on it and cash the check and hand him the money, is that what he wants? Or wud he still find things to complain about, have more questions, make it more difficult than it is?
Or is he waiting for Daddies money and just trying to aggravate us?
He reminds me a lot of one of my bird dogs, he’s a great guy but dumber than dirt. I’ve tried multiple times to get him to read books, put out bandit signs, drive neighborhoods. He’s found several good deals, but without me holding his hand he is totally worthless.
He claims he don’t have money for bandit signs, but yet he takes his GF to the coast with hotels and restaurants and gas etc.
We cant feel sorry for these unmotivated cluster flks. We got better things to do, like make Money.

Yes I made money and no I did not make $80k!  

Actually I hope when all is said and done I clear 10% plus or north of $270k. Now had I continued getting properties in contract I would have hoped to have 16 more the last two weeks, and 16 more the next two weeks as homes are sold under agreement and closing, others are being contracted and marketed for sale!

I have hundreds of thousands of investors on my buyers list so finding a buyer is easy because the odds are that at least a few thousand of these people are looking for new properties every week!

So for building a buyer’s list, did you only focus on select local cities in Florida or did you broaden your area say over 120 miles away from your area? I need to build my cash buyers list before publishing any properties. Again, I’m new but I can be aggressive in building my success :slight_smile:

My buyers list has been developed over my investing career, I include investors from all 50 states and 60 or 70 foreign countries. 

As I speak with or meet investors I include their information in my data base, I use my investor list to both buy and sell real estate.
I have developed criteria (Parameters) which includes what an individual is looking to buy or what they typically sell.

Typically investors participate in 2m residential properties and 500k commercial property deals every year.
Just because a property (Wholesale or otherwise) is in Florida does not mean that it has to be bought by someone living in Florida,
it can very easily be bought by anyone in any state as technology has allowed us opportunities and information we never had before.
