I’m really thinking of becoming a licensed appraiser. If I did, it is legal to appraise your own properties for deals?

No, it would not be considered an independant arms length transaction.

An appraiser must be independant to all parties to a transaction!

You can appraise them for the purposes of making a determination of whether or not to purchase. But you won’t be able to appraise them for the purpose of getting financed. The banks got screwed enough lately with appraisers working for investors and making up phony prices to get far more financed than they should have, no way would a bank let the investor BE the appraiser too. Would you trust the car dealer to tell you what the car you want is worth or use NADA/Kelly Blue Book?
