Is there still True HML'S out there?

I have been looking for someone to fund a rehab that I bought last summer. The ARV will come in between $90-$120k. The amount needed is $45k to renovate. I have tried many HML’S but they all say it is too small of a deal or they don’t deal in Ohio.Can anyone out there give me some pointers?
