Yes, there is a way to distinguish between residential and commercial foreclosure. Just know the laws in your country about the issue.
Thomas, if you go to the courts and look through the foreclosure records there will be a legal address and usually they put the real address, too. That is when you can find out if it is commercial or residential.
Also, when you are there in the room looking up the properties there should be some type of sheet showing you how to read and explain what their terms mean.
Also, don’t be afraid to ask. Many people are doing the same thing that you are doing.
Commercial foreclosures usually include an additional process whereby the landlord can, through the judicial appointment of an independant receiver, take charge of the property, manage it and collect the rents produced by the property.
