Is there " a Phone Script " to attract Realtors to work with investors to do SS

Hi, I would like to get some input in regard on how to approach realtors to work with me as an Investor. When I call some of them and let them know that I work and I have some experience doing short sales., the first thing they said to me " Oh, I do that to ", after that I freezed. I don’t know how to attract them to work with me.

Any idea will be so much appreciate.

most of the realtors i’ve talked to say they stay away from short sales. it’s more work for them dealing with the bank for the same commission.

try to pitch to them by saying you do all the negotiating and paperwork with the bank and they bring in the end buyer.

basically “i’ll do what i do best (negotiate with the bank) and you do what you do best (sell the home)” …it will free up their time and should make short sales more appealing to them

Yes, I worked with alot of realtors and when it comes down to it, you dont want to work with most of them. Unfortunately, most will screw you or screw up your deal.

I set up a short sale processing company and did the deals as a short sale company. It gets very complicated. The best way to do this is to go work out of real estate office and make a deal with the broker. He will than introduce you to all his realtors and enforce the integrity of the office.

Its all about relationships and even than there is still a chance of not getting paid. Suggestion: Do not try and volumize the deals with realtors. If you pursue the business with realtors as an investor you will get clobbered. Here is a hint: Pursue mortgage brokers. Alot easier. Or you can set up your business as a true processing company charging a flat fee upfront, a couple hundred bucks.

If you try and volumize the business with realtors as an investor,you will get frustrated. Ive done more presentations and got more realtors on board to give me deals than the titanic had passengers. I’e also been stabbed in the back by realtors more than a pig at a butchers shop.

Final Note: Contracts are as good as toilet paper without integrity and trust behind it. Who ever has more money wins. Of course there are exceptions.
