Go back and do a search on ReltyTrac…this has been discussed ad nauseum…I think you’ll get pretty consistent answers about them…

I use a local company down here is se florida that has staffers going to the courthouse everyday- and inputting the data in a program I subscribe to. it’s called realestat.com and it s marvelous. It runs about $125 a month.
The problem I had with realty trac was the info wasn’t up to date, and I found myself having to check courthouse records for verification. You may live in an area whereby you can look up foreclosures on the county court website- you get the names, then use your property appraiser’s site for addresses, price paid and details about the property. This is very time consuming, but if your budget is tight it works.
You can also go to the courthouse and do your research- ours has a computer residents can use.

I subscribed for a number of month, but recently cancelled my subscription. As noted by another poster, the data were always out of date.
I recently subscribed to realty trac, I found five r.e.os that looked good, so I went and took a look. All five had children playing in the yard , christmas lights, and vehicles galore. Obviously not lender owned. When I called realty trac to complain and cancel service, they offered me a 75% reduction in my subsription price not to cancel! so I took it! and now im about to cancel it again. my opinion, there useless.
I canceled my 1st month subscription too. The listings aren’t up to date, and they aren’t good leads. Judging by the posting above, Realtytrac realizes they’re about to sink if they’re offering 75% reduction on fees.
I haven’t checked my county records yet, but I would bet 100% that the leads from the county records are 100x better because they are up to date.
When I was in Louisiana, REOs were shopwing up in the MLS a month or two before they ever showed on RealtyTrac…they cater tu newbies and rubes.
