I just started to Bird Dog around. I’ve done my fair share of driving around, taking pictures with my Digital Camera. Doing COMPS on the Area and grabbing the Lowest FMV of the Houses there and Subtracting it by Price the House was Bought at in the States Public Tax Record. I go around asking a realtor I have in my pocket to check to see if its in MLS and I also get the Name and NUMBER of the Owner BEFORE hand. If its a good deal and things look right, then I had it over to a Investor and see if he wants to do anything with it. I usually leave the ARV numbers to the Investors since I don’t know how to estimate them yet.
Anyway, My main point is that is there anything else I can look for? There is barely ANY foreclosures left in the state I live in. Is Preforeclosures the only thing that bird dogs are suppose to look for? (I would try code compliance and look for vacant properties but most of the Code compliance is mostly just because some one didn’t cut there grass…). If there are other things to look for, please let me know and tips on how to find them!
