I looked at his website. It looks like any other guru’s website. Remember that real estate has not changed since 1776. There are no new basics and no secrets. The basic concepts are the same. The tactics have to be current and have to take into consideration the local laws. That is why just a basic complete real estate investing course (like Carlton Sheets) is sufficient. If you want to deal in a specific techniques once you have a basic knowledge of what investing is, I would suggest you get a local mentor to show you how to do it where you are.

Why do you need a course? Spend a week going back and reading the threads on the forum that contain the strategies in your area of interest. You’ll save a bundle and learn even more. I don’t understand the need to have some so-called guru package this info and sell it like it’s some big secret. Do your own research and you will learn a whole lot more. Remember, most gurus don’t do it themselves – they sell tapes and books. Good luck.

I guess that would be the more conventional way in obtaining the much needed knowledge to master my area of investment in RE. What has been your method in capturing all the information you now have, which made you successful at it? Are there any suggestions or books outside of this forum I should be reading up on, if so please let me know?

Carlton Sheets course is a good general overview of real estate investing. It can’t necessarily be carried out as he states it. You have to customize it to your local conditions and laws. What I do is buy distressed properties fix them up and rent them out. I utilize 90% AFV financing on houses that I buy at 70% of AFV. That means that I borrow the purchase and fix up without using my cash. This strategy was found talking to local mortgage brokers and real estate agents. Carlton Sheets does not deal in the specifics of my area. I used his course to define my philosophy which is buy fix up and hold. I also use his course to develop some of the concepts on how to look at tenants etc.
On these courses I believe they are good for getting a general understanding of what you like doing, buying fixing up and selling buying fixing up and renting, etc. But once you have a general understanding of what goes into the style you choose, the actual specific knowledge comes from people you meet on the street doing it. I suggest going to a local real estate investors club and find out what these people are doing and do that.
Remember you want to be a real estate investor. You are NOT a real estate investor until you buy some real estate. No course is going to get you any property. The local investors, mortgage brokers and real estate agents will. I would spend my time talking to them and other investors in your area.
Just last week an investor had a house that he could not take because he was in the middle of a fix up and didn’t have time nor capital to do. He asked me if I wanted it. It is valued at $128k after fix up, I am doing the due diligence on it now but have an accepted offer of $94k. That’s $34k equity plus it will cash flow at about $200/month. No course will do that. Knowing the investors and brokers etc will.

I found that to be extremly helpful I have a list of different RE investors in my area I will set something up with them and move forward from there. how long does it normally take for one to actually go through the process of selling their first properties? Does it vary depending on the individual? What RE markets are booming right now that I should seriously consider?
