:rolleyes Got a 3/1 with 1432 sqft. ARV for the house is 60,000. Comps in the area are selling for around 60-65,000 and DOM (days on the market) are round 60-80 days. We have negotiated the seller down to 10,000. The area is a good area and close to down town. Repairs for the house are around 20,000.

were thinking we will either wholesale it off or mayb rehab it. I no we can wholesale it and a make a quick 6000 profit. if we rehab it we could b looking at 25 to 30000 profit when it sold. were leaning more towards just making the quick money. Having a hard time finding a hard money lender that would lend in fort smith AR.
