Is Anyone Marketing Probate??

Is anyone marketing to probates and are you having any success??

I’m going down to the courthouse and pulling 10-20 probates at a time. I’m then checking to see if they list any RE then if so I copy down the names and addresses of heirs and administrators. I then send out postcards or letters. No luck yet except one angry call.

Is there a better way, someone have a good to great letter to send. How soon to follow up with a second letter? any other advise?

What kind of letter are you sending? I have a real good letter that I’ve had pretty good luck with, if you email me I can send you a copy of it.

Is anyone else having any luck in Probate? Seems like there could be plenty of opportunities but I don’t hear of many investors following this route.

I would greatly appreciate a copy of the probate letter you mentioned. I am just starting out in the probate side of the business and could use some direction! Thanks…

I would also like to get a copy of the marketing letter for probate properties. I have been mailing letters to this vacant property in my neighborhood for the past year. I just found out, through some research, that the property is tied up in probate. I contacted the law firm handling the probate and they gave me names and addresses of the two Personal Representatives (PR’s). I sent them a handwritten letter but have not heard from either one.

Since then, I have been researching this area as an addition to my niche. I would like to focus on vacant/abandoned houses and probate properties. The pre-foreclosure market has become so saturated in my area. People are out knocking on doors before the ink dries on the NOD’s. In addition, I have contacted some homeowners several times offering them a solution and options to foreclosure. They say, “Oh, we’ve handled it, . . . we’ve caught up the payments.” Or, they say, “We sold it last week!” A couple of months later, as I’m driving for dollars, I see a HUD foreclosure notice taped to the front window of the house. I guess the payments weren’t caught up and the house wasn’t sold after all. It makes you wander what they’re thinking – why would you let it go into foreclosure when you have someone standing at your door offering you an opportunity to sell it!!!

So, let’s get the ball rolling on probate. I think there’s a lot less competition. If you’re interested in getting some regular dialogue going, let me know so we can roll with it!!!

I guess judging from the lack of affirmative responses no one is really chasing Probate with any success??? Am I correct?
