Investment property - LLC?

My wife owns a condo she bought before we met, so now we rent it out. This property is in her name.
We are considering buying another rental property, and are trying to decide how to title it.
We currently own an LLC for the business of real estate brokerage. (I’m a broker, she’s a salesperson.)

For tax purposes, should we buy the new rental property…

  1. In our own names
  2. In the name of our real estate brokerage LLC
  3. In a separate LLC
    … and why?

Other points to consider:
We make money in our brokerage. The investment property will probably lose money, after expenses and depreciation.
At some point in the future, we may want to convert this new rental property into our own personal property. Not sure if that makes any difference.

I would suggest that you NOT comingle with your existing brokerage LLC.

Since you have a business, you should probably consult with an atty/CPA familiar with such things to establish a good plan for asset protection and tax planning.
