Investment Help for Newbie

Reading over other posts i have seen how helpful and knowledgeable members of this forum are and am hoping for a little direction from those same knowledgeable folks. I’m am going to begin investing in real estate this year (as soon as i educate myself) and am looking for suggestions on direction/s to take at this early stage. Here is a quick background:

Having little idea what i was doing I bought my first property almost a year ago with no money down in a great part of town in San Diego. I’m basically paying interest only. My intention going in was to sell in two years and move into a bigger place.

I have $45,000 available with an additional 40 - 50k coming in a year from now. I have probably about $40,000 in debt which i expect to pay with that 50k a year from now. I wanted to use that 45k i have now to invest.

I’ve been reading Peter Conti’s Mutlitple Streams of Income and am really excited about what i’ve read so far.

where would you go from here if you were in my situation?
