Arizona has a lot of opportunities in all kinds of areas. I am a Real Estate Agent in the Phoenix area and there are a lot of opportunities here. Single-Family Home values went up more than 50% last year and so they are priced a little too high now and the market is VERY slow right now. However, we have a very strong and growing economy, evidenced by population and job growth. Right now, as a matter of fact, is a good time to buy Single-Family Homes because there is just way too much inventory and we are officially in a Buyer’s Market.
Now, thinking about multi-unit buildings, how many units were you thinking? Under five? More than Five? Twenty? Fifty? What kind of budget are you working with? Have you thought about possible smaller commercial buildings? What about smaller mixed-use (commercial/residential) buildings? These are not as affected by small fluctuations as single-family homes.
My personal motto is that “In any place, in any market, at any time, there are ALWAYS opportunities for real estate investors.” But you may need the help of someone experienced to help you find these opportunities.

Most commercial lenders will want to know if you have experience in Managing a property? How much of your money will you put into the deal? What is your Fico? etc. Walk first before you can fly.
I currently own two 4 unit buildings and would like to excahnge one building for a multi unit building which would provide cash flow. I have mangaged these buildings for 10 years. California is reaching astronomic levels. Looking towards Texas/NM/Arizona.
