Can anyone recommend any areas or neighborhoods outside the District that have investment potential. Something within a 30-40 mile radius of Washington? The boom in prices will hopefully be coming down within the next few years but has made investing in Nw, Se etc. near impossible without looking to Anacostia for deals. Anacostia is up and coming but still not there yet. I am also open to looking to Northern Va, even into the outlying country areas. The expansion out there is still booming.
I’m looking to buy and rent. Flipping is too tough and interest rates increasing may make for difficult sells in the next few years. Anyone have any knowledge of the area? Thanks
I moved from this area a couple of years ago…partly for this reason! Try Manassas, Triangle/Quantico, Warrenton, Stafford, and Fredricksburg in Virginia…the Frederick area in Maryland.
There are no real “secret honey holes” the DC metro area…

I know the VA market pretty well. You will be surprised how far outside of DC the “halo” of high prices extends. A buy and rent strategy (that is cash positive) will be tough to find.
