What about resell time (turn over/flip) right now, are investors still buying and are people moving or have they slowed down and waiting?
In my opinion, now is a good time to be a landlord because the demand for rental properties has increased. It also gives you a better pool of renters to choose from. Areas like North County and U-City are still good rental areas.
As far as rehabbing in those areas, your buyer pool has been greatly reduced because of the subprime lenders disappearing. You will need to get more creative on offering financing or selling on lease-option. Most importantly you need to be priced right, there is a lot available.
