First question would be…why do you want to come to the “hood” guru ? You problaby live in Camden, or Burlington County. I’m trying to understand your logic of coming to Camden to invest when theres so many other undesirable neighborhoods in that region !!! And you could also get the same deal from right where you live at. You won’t even come to Camden to manage your property !!! LOL

My company often buys diesel generators from a place in Camden and the area while still slightly tough isn’t nearly as bad as it used to be…years ago the police wouldn’t go into Camden after dark…If you can get a good social services tenant and they are out there you can make it work…People often assume that just because it’s not some high class location that there isn’t good hard working families,big mistake…Try to screen properly,make sure no evictions for the past 3 years,no criminal records and a bunch of other things…Money can be made and you can also expand right into Philly which is right over the bridge from Camden…I firmly believe you need to be street savvy to invest in these areas,so if you are soft I wouldn’t recommend it…These areas respect a street wise person no matter what race…But choose your tenants wisely…

you all are a trip. ha ha. you first started talking about investing in the hood then ended up on hilary. so funny to read. getting back to the subject, I wouldnt invest in ghettos but I am angleing all my section 8 rentals to suburbial Durham, nc. I was out in Dallas-fort worth during the Christmas season and was SERIOUSLY looking at property out there. Wow that was a goldmine out there.

I looked a place in the worst area in Hartford yesterday, it needed more work than could be budgeted for based on anything near their asking price. Basically needed everything except a foundation.

I don’t see what the asking price has to do with anything.

just here to throw my two cents in. I live near Camden and its a hole in the earth. I know of MANY people that have purchased homes in Camden only to try and pickup the rent and find the floors are missing and the copper gone. Yes the floors were missing because they couldnt pay for heat and burned the floors. ALSO know of property managers that have taken the front doors off the hinges to try and get paid their rent. Its a bad place dont think about it. If you can buy a house already finished and with a tenent for 10,000 then ok MAYBE but anyhting more than that and you are setting yourself up for a bigtime fall. There are too many other places you can purchase a good home for 35K apiece and get the same rents. And the homes are in good condition.

Well also, a big problem was the timeframe needed to complete the work…it didn’t fit my needs.

Where else can you get a home for 35k?

finished at 35 but i usually buy at 15 to 20 max! put a few grand into them then rent. There are a few places and im finding more across the US. Buy directly from a bank and the possibilities are endless. Not all places you are able to get homes this low. Just found some in florida very close to the east coast for 48 that im looking into. The homes i buy at in these price ranges are in PA and in nice areas.

Where else can you get a home for 35k?

no i dont deal with new york as of yet but do know of a few homes in the rochester area rented for around 40.
