What is the best way to start investing in this market with not so great credit?

You aren’t getting any money from the banks in this market if you have bad credit.

So you could bird dog, buy subject to, or find a desperate seller who will carry the paper for you.

Save up your profits from the small deals until you have enough money for a substantial down payment. The banks are more accomodating about lending if you have a lot of your own skin in the game.

You could also find a partner who has great credit and do the management / labor side of the job for your share of the investment. These types of investors are out there and you can find them with a little investigating.
