many variables…I am getting 7.35 and 10.25 on 80/20 loan for a condo going stated(687 FICO), NOO in Fl right now…being charged only 1 point… I/O loan with no prepay…

0%, no points, no costs.
you better negotiate a better deal.

No, but my point is that there are many variables that go into how a deal is priced. My deal could be vastly different from yours.

By the way, you might be surprised to know that I was able to negotiate those terms with a private investor. And yes, there was a catch, but it was minimized.

Consider all the terms. Sometimes rate isn’t the most important thing. In fact, it rarely is.

That’s nice. Can you tell me what happens when the appraisal comes back with a property condition of less than average? Since most of the properties investors purchase are “ugly” and need some type of rehab, are you sure your product is appropriate? Maybe your lender will allow a “subject to” appraisal with this blended rate approach. If they do, then you’ve got something worth talking about.

Housebroken is right. Quoting a “cookie cutter” rate (nice advertisement by the way) will not help the vast majority of investors. Every scenario is different.
