interested in getting started

Well, How should I say this? I am very interested in learning how to beging to do real estate investing. This is something that has just come to mind. I have so many questions…I don’t know what to do. I need to know step by step on how do I get started. I went to the library and checked out a couple of books, but none of them really makes sense to me. Should I attend a seminar first or maybe go to school? I am lost!

I think its good to read up on these things, however, there are many different approaches. The best thing to do is to jump in, or at least get your feet wet. I own 53 units myself, if you want help,

well, what have you done so far? I started with a bunch of properties that I purchased in bulk, perhaps to test the water you should buy one or two, they aren’t going to run out of houses. that way if you decide you hate it, it is easier to get out. you need to decide your course… where do you want to be, do you want to be a rehabber, a landlord, do you want a turn key project, all these things you need to know the answer to first.

I suggest you read a lot of this forum. I am just getting in also, and I found great information here.

First you need to sit down and make a plan, what are your goals? you want to wholesale?, rent?, rehab?. what’s your exit strategy if you can’t find investors willing to buy your contract?

After you have a plan on what you want to accomplish, then start building your team, ex.

You can learn just about anyting on how to do these from browsing these forums, but alot of advice on here tells you to just “do it”, I personally have been tying to get things together to start wholesaling but I assure you there’s alot more to it then what you will be lead to believe, trust me I’m finding that out now.

I’m not trying to discourage you in anyway but you need a firm game plan, a set of goals, and a excellent contract which you should get from a local attorney, these free legal forms online are good references, but I suggest you have any contract you use reviewed by a lawyer.

Don’t listen to the late night TV gurus claiming you can get rich overnight in realestate, it takes time, patience, good marketing and a GAME PLAN, and a lil luck to make it in this game.

 I'm not a millionaire (yet)  but i'm made a couple hundred g's b4 hitting 30...

   I think taking the long road is better.. especially with the current market...  If you willing to look out of state w/ property management you may find a better deal than in your back yard..

    Personall I "faked" a lease contract on my primary to get my first rental...  going in owner occ for low down and lower rates..

    I've got friends that buy 3 owner occ's within 30 days every six months!!

     I think they are playing with fire..

You made a couple of hundred g’s before you were 30, but now you have $35K, and a 550 credit score? I don’t suppose the brilliant idea to commit loan fraud had anything to do with it? But it gets better…you’re “inbetween jobs” and looking to get your real estate agent’s license in Texas. You’re either purely a troll, or a combination troll / real life idiot. To the OP: Read, read, read. Get all the information you can. Spend some money on education (but make sure you get references-- especially if you’re going to commit to coaching or mentoring) and the do as has been suggested-- make a plan, and build your team.
