If the property is gonna be a cash buy does it still need a termite and home inspections,or do you only have to do this if the property is being financed?
Generally, the termite inspection is required by the mortgage company and the home inspection id desired by the buyer. Neither are required (at least in my area, other areas may have some type of law requiring a termite inspection) in an all cash deal. I buy all cash and have never had a termite inspection or home inspection performed by anyone but myself. I usually assume there are termites and almost everything needs repairs and make my offers accordingly. I am happily surprised if I don’t find termites and I can salvage a few things.
