im looking into GC-ing my own rehabs that are local. my partner and i have used a GC for all our rehabs so i dont have experience managing them myself. although it’s not rocket science, it’s important to have a plan in place so that your dry wall guy isn’t tripping over your tile guy etc. is there any sources which i can get a basic blue print?
Hi,
It is not rocket science it is construction science! With that said construction projects are scheduled and run according to the critical path. That being said you must have wall studs installed and inspected before hanging drywall. You must install drywall before you can tape and mud the joints. You must have joints taped and mudded before you can spray texture. You must spray texture before you can prime the wall. You must prime the wall before you paint. You must install and caulk in door and base trim before you paint wall color. You must paint wall color before you paint finish trim and door jams. You must have the door jams and trim painted before you paint the doors and hang the doors. You must hang the doors before you install finish hardware and door locks. You must finish hanging the doors and installing hardware / door locks before you install hinge or baseboard door stops.
And a partridge in a pear tree!!!

Hi,
Now the key and most important point is to know how long it should take a contractor to do his job and have the experience and knowledge to know the building code in relation to the subs trade and know the difference between quality work and garbage.
