This is nothing new, just my own experience to share.
About 3 months ago I started trying to work preforeclosures with letter writing. I thought this would be the perfect seller if I can buy fast with cash. I was wrong. My experience has been that most of these people do not want to sell their home - and they stick to that through denial. So they are probably going to call someone that is offering them refinance help instead of me, because I want to buy their home. It would make sense to hook up with a loan person for this to work better.
I don’t know why I was afraid of bandit signs, but we only used about 6 of them on Saturday for a few hours and I had 3 phone calls that are more promising than 99% of the calls from my letter writing and a little bit of door knocking (no one was usually home, so we just left our card.) The signs are so much cheaper and since we are concentrating on the area we live in = very little gas and time.
Hope this helps some other newbie out there.
