How many investors feel a need to get an assessment done prior to purchase, or resale. Assessments to include moisture/mold issues; clandestine lab uses with residual contamination of chemicals; asbestos; radon; lead and any other issues. What cost would one anticipate to have this done, are there companies that do it all inclusive?
what you need is a very good home inspector. I get all my properties inspected as I am a buy-hold investor. I do not do specialized inspections unless absolutely necessary(actually I’ve never had one done).
the fact of the matter is you do NOT want to know too much about the property as then you have to disclose all you have learned thru the inspections. Take lead-based paint for example. Everybody I know just checks the box “unknown” if their house was built before 1978 becuase nobody test for it. Once you know for a fact that a certain condition exist in property you must disclose it or open up the possibility of a lawsuit down the road.
And the cost of removing lead paint, etc… :o
Just like the military, don’t ask don’t tell.
