[font=Verdana]I’m trying to find a program (like mls that realtors use) that will send me houses, before they are sold. My realtor e-mails me daily, but I really don’t want to pay the fees. I will also pay a realtor or birddog $1000. Does anyone know of a good program I can use?[/font]
most realtors will not charge a fee for sending you listings, especially if you have a buyer’s representation agreement with them. any home listed in mls, most likely, has a coop agreement to buyer’s agent to compensate them for bringing a buyer. this means your buyer’s agent cost is supported by the seller, paid by this listing broker out of their commission, negotiated outside of your control and not negotiable by you. if you choose not to use an agent the listing agent merely does not have to compensate anyone and therefore receives the entire commission, and you are not represented at all.
Local MLS listings are FREE in the areas that I know of. Who are you paying and why?
I simply use a search engine (how PC is that) to the area that I want to focus on i.e. New York MLS. Or New York Real Estate, if I can’t find an MLS. Most realtors sites have links to the MLS you can browse for free. Then if I find a realtor site I like and I use it, I will have them represent me when the time is right.
The real trick finding property before it goes on the MLS…any ideas on that folks?

I was under the impression that the commission comes from the buyer.
There is a seller in Austin, and he charges more if the buyer uses a realtor. Later I was speaking with a HML, and he said to “get rid of the realtor.”
He’s not a stalker, but a grumpy man, that has no idea what a HML is. He thinks I’m just crazy. I’ll contact other realtors in Austin.
Only licensed real estate agents have access to the MLS…regular people get a different based down verision that is not very updated, so you will see lots of old stuff but still see the new…
The MLS in florida is basically a membership that only the broker gains access to when he opens his office. All the other realtors gain access thru his membership while working in his office… Someone needs to make money off the list and I believe all list are county runned somehow…
I use programs too, it just seems like I see one that I like, contact the agent, its gone. He does not charge me a fee, but I ask him for a Market analysis, every time I find one I’m interested in. It wouldn’t feel right not using him after that.
I would love to find one that knows exactly what I’m doing, and what I’m looking for.
