someone please help inform me on how to start, read all books about lease options, wrote notes, studied hard, but nervous to start 1st deal

Don’t be nervous, just start taking action.
I recommend starting off with CA’s so you can learn your market without the stress.
You can start marketing to owner’s on Craigslists, or even cold call, but I prefer direct mail.
Once the sellers call, get them the figures on their house, get the docs signed, and now it’s time to market the contract.
Get it up on your site if you have one, up on Clist and other sites.

well i have someone on my facebook i wished him a happy birthday yesterday i asked him hows it goin and all and then i said where are you living now, he said 6 blocks away from me, and i asked if he owned or rented his response was i rent he also noted that he had credit problems that issue stopped him from buying. this for me is a potential example of people who have credit issues, and dont have the funds to buy, should i call him back and place him in a home that really own.

No, you don’t need a lawyer to do a lease option. However, if you are serious about getting started but your attitude is “I do not want to spend a dime of my money”, you’ve got zero chance of succeeding. You’re building a business, are you not? How do you build any business with zero start up costs and, more importantly, zero committment on your part?
