try uslegalforms or a local RE Attorney, you’ll want them to draft it anyway. herbster
Call the state commission’s office and ask them where can you obtain a copy. You don’t need the realtor version since you’re not a realtor (in the event realtors in your area use their own version).
Almost all the title co. in my area have a purchase contract on their website if you are looking for something basic. Talking to a local RE Attorney is a good idea.

If you’re needing this for short sales - I would recommend the State copy/the one the Realtors use. The lenders are going to want to see this anyway.

My guess would be you’ll get the cold shoulder. Maybe sneak in as a FSBO or google for “state” purchase contract and you may find one on-line - also the FSBO sites sell them I believe (sense you would not be using their site specifically) What state are you in?
