I'm a beginner! Pleeeaassee help!

From the teleseminar I listened in on last night, I heard that bird dogging would be one of the best options to start with. But, after that, I was just lost. Can anyone please giev me a step-by-step explanation of what it is exactly, how to get started, & how to make a profit?

It is very simple.

You go out and find motivated sellers and bring me the lead.

I’ll tell you how I handle it here in Orlando Florida where I buy homes for cash.

If a bird dog brings me a contract, they get 60% of any profit I make.
If a bird dog brings me a lead and I have to get under contract, then they get 40% of any profit I make.

Most times people will say they will pay you $500 to $1000 per house that you bring them the lead.

Find an investor you trust and think you can learn from and ask them if you could be their bird dog.

They may just want you to bring them a list of vacant homes without a realtor or for sale sign in the yard.

Some people will look for probate or foreclosure homes and go knock on the doors for the investor who does not have time and bring them back a lead sheet.

This particular web site is packed with information on how to bird-dog. It is the best out there for information (as far as I’m concerned). I have read each and every article on this site. Each one will give you a little different perspective on different aspects of investing. It takes a little while but it has been very helpful (and inspiring) for me personally. Look under the “articles” section. There are also some substantial downloads available out there ( like Jobbing 101 ).

Bird-dogging really is a great way to get started.

Here’s a question, is it a requirement for a bird dog to physically check out the house to make sure its worth the investors time or should they just find the lead, ask the seller specific questions & then pass the lead on & let the investor do the rest?

I’m assuming that as a bird dog you should get the investor to sign a contract to ensure that you get your money, right?
