Why don’t you look into 2-3 family houses?

if you can do it yourself, i would look into a cheap rehab house. I got into my first rehab with $2500 to pay for closing and small down payment on a $35,000 house and took a $5000 loan for renevation. I now rent it out for $550 per month.

But i guess it depends on where you live as well. $10K will get you a long ways where i live, but wont get you much in Cali. ( Or i should say wont get much of a down payment ect.)
