Do you mean you’re offering cash as a buyer of a home? If so, offering cash during purchase is one great leverage when you’re working on a deal. This is all could be stated on your purchase contract especially if you could state within the contract if you could be able to close quickly within 2 weeks or less.

Offer a discount as low as 25% below marker and more than likely you have to work it up with the seller. You work your way up not way down.
