How far into setting up a deal should I go as a Bird Dog versus a Wholesaler? As I understand it a Wholesaler actually gets the property under contract with the and/or Assigns clause. What else is involved to differentiate a Bird Dog from a Wholesaler? Title search?, Property inspection?..etc.
