I Want Tenants Out !

I am looking for advice on what options I have for getting a tenant out of my unit.

The unit I have has a carport and they refuse to clean up the mess that they have created. In fact, the tenant will tell me they got it all cleaned up and are being tired of being bothered with it.

They will tell me that at the current moment the carport is clean. When I go over an hour later, there is still the same mess. (It’s Bad!) I need these folks out before I get hit with some serious fines that I have been threatened with.

Question?

How do I go about evicting these folks for this reason?

They pay their rent, but I know that I can get this rented with another tenant.

Any help would be apprceiated.

Evict them. They may not be breaking your lease but if the city is threatening you, then they are breaking city code and that must be an evictable cause.

I am sure your lease says no illegal activity is allowed on the property. let a judge decide.
