Hello my Fellow Investors,
Can anyone please help me with this. I have a buddy who will send me the expired and withdrawn listings from the MLS for the past 3 months(623 in only 3 cities). I am ready to start a mail campaign,but i have no idea what to put on that postcard besides the header. HAVE YOU TRIED LISTING OR RENTING WITH AN AGENT? HAVE YOU TRIED SELLING ON YOUR OWN AND IT DIDN’T WORK?
I need something short that tells them what i do without mentioning investor and give them a contact number to call or send them to my website. It has to be about RENT TO OWN/LEASE OPTION. Please help,it would be greatly appreciated if anyone can share with me something they’ve used before and gotten great response or any idea for a professional written post card.My list is ready and i will be using clic2mail for my campaign. Contact John Jackson about his mailing campaign. That’s his only form of marketing and he has achived great results and success. I think he is here as pilot76180. He also posts alot over on The Naked Investor forums.
I utilize a tri-fold brochure for my mailouts. I target MLS listings, and I’m not selective if they’re are expireds or not. I did a couple of videos on the mailouts, and I don’t want to cause any issue with directing you where to view them, so I guess you could PM me and maybe I could send the link to you via PM.
In regards to the verbiage on the brochure I actually market the 3 companies that allow me to provide the complete service, and the advantage is the professionalism is shows to the owner. I think it allows me to stand out from just another 'investor".
Don’t try to explain how a lease purchase works, or make them read too much. Keep it simple, and just focus on the highlights to them.

IMO you don’t want your marketing piece to get too much into detail about HOW you can help them. The job of your marketing piece is nothing more than to get them to call or submit their info on your website. Remember, our solutions are seldom their optimal choice. Your marketing needs to strike a nerve with them enough to get them to respond. The headlines you posted do just that…it speaks directly to their immediate needs and concerns.
If you include your desired exit strategy in your marketing then you’ll scare away lots of people who otherwise would probably do business with you eventually. Plus what if someone won’t lease option but will sell the house at 25c on the dollar? You wouldn’t take that deal and wholesale it or whatever? That seller just wants cashed out cheap and you would have missed them completely because you tried to force them into something that doesn’t even apply to their situation before they eve got a chance to call, therefore they never even call.
When they call prescreen them then pitch the L/O or other appropriate solution. If they’re not ready to L/O just follow up periodically because they may be interested down the road, but you may have never got that call if you tried to steer them that way with your postcard.
