I need some cash to buy properties

Hi, I would like to ask if any one know any lenders out there can do an unsecure line of credit for about $30,000 or any other ways that can get me some cash for the closing cost?
I have some properties that I want to buy with 100% financing but, I don’t have a whole lot of cash for paying the minimum closing costs, and some upgrade before rental.
my mid credit score is: 689, 699, 722.
Hard money loan cost to hi, I can’t do it.

That is a high risk type loan buying 100% and then taking out a personal loan up and above the 100%.
Where is the security for the lender?
Is there a cross collateral?
