I need help on the deals I have

I am a new investor and I have 5 short sale deals that are 55-65% LTV. I have tried to get a hard money lender for the deals but they are coming back saying that they need a least 35% down which I dont have :banghead. Can any help…Ideas, partnership, anything.

I am open to any and all ideas. Thank you in advance for your response(s).

take over sub2 a successful loan modification. its cheaper and quicker since it takes about 4-6 weeks to close.
