I need help from anyone who is willing to share info with me.

My husband and I are really ready to begin investing. We like the rehab and sell approach. We are going to closing and moving into our first house by the end of this month. After closing, we plan to invest as much energy as we can into learning this business and purchasing our first investment property. We need to work with a lender who is willing to finance our very first deal and will finance transactions in the DC-MD-VA metro area.

If you are a lender or have worked with a lender, who fits the description, please forward us your contact info or the contact info of the lender.

Income: $61,000 (combined)
Debts: $500 credit card debt (combined)
Assets: None (other than the purchase of our new home valued at $220,000 and $1,500 savings)
Credit Scores: 634-efx, 679-tu, 665-xpn (hubby)
611-exf, 638-tu, 647-xpn (self)

I use a guy in SC who has been writing loans for investors for over a decade now. He works for one of the largest lenders in the country. He is a genius when it comes to financing for real estate investors.

Still talking in the third person? ::slight_smile: I think that you would earn more respect by at least being honest with the other posters on the site.

The only time that you post is to advertise for that “other” guy.

I am a full time investor. I have have been unsuccessful in finding anyone who even comes close to the amount of knowledge this guy posesses in lending to investors. Is there anything wrong with with helping other investors in need of a lender who is honest and creative at the same time. I promise you I am not this person. Just helping others out there. Maybe you should ask for his information and give him a call and see for yourself.

Your blog says you are a loan officer???

If you must know, I worked for 2 years as a loan officer for a small broker here in town. I had never been in the mortgage business before that. My father is a successful investor out of Florida and I followed in his footsteps buying, renting and selling real setate. I decided to have a steady income every month (because of my wife nagging) that I would get a job as a loan officer which I did for 2 years. I never quit investing. Last September (sorry I haven’t updated my blog) I got out of the mortgage business. I am investing full time. As you can see from my email address and my Blog my name is Brandon Hligeman. The Lender I referred to above is Nick Williams. I have no affiliation with him other than I buy properties using hard money and NICK WILLIAMS refinances them out for me with NO SEASONING! DOes this make sense? I hope I have cleared everything up for you. Thanks for reminding me to update my blog.

Does he work with bad credit? If so, could I have his contact info too.
