I have a few properties under contract, I beleive I got a good on these homes, I only want to sell them for a small profit, just to create some cash flow into my business. What is the best and fastest way to offload these properties, and who could I talk to, to get them sold fast.
You should call your buyers list i.e. other investors who are looking for deals like the ones you got under contract.
It is always best to have the buyers lined up first and then find the deals they are looking for…
Call all the “We buy Houses” signs and ads you can find and ask if there is any interest in the deals you have under contract…

Simple. I’d go to the next local investors meeting in your area. Pass out your business cards, and shake as many hands as possible. You will definately be able to find out in the quickest way possible who your buyers are face to face, what they buy, what is their price range, what profit they want to see to consider a deal, and what locations they are looking to buy in. Calling the “we buy houses” guys has never made any sense to me because (in my opinion) the vast majority of those people are newbies, have no funds, and don’t really know what they are doing.
You have them under contract but don’t know anyone that will buy them? Typical GURU sales pitch. You get paid by YOUR BUYERS. So go find out what they want, then go put that under contract.
If you have these two already under contract, you are now in desperation phase if you don’t have buyers. I agree calling the We Buy Houses signs just calls other wholesalers and newbies.
Get to meetings, look for those that gather in the back of the room. They are your typical buyers.

And… you should put out bandit signs - all over! Ok, not all over, but atleast 25 signs that say something like:
3/2 Bath House, $30K!
Must sell… CA$H
- Call Now! *
555-SELL ← your number
If you can put them high on wood telephone poles, that’s great. If not, there are other ways you can get 'em out there.
And, then there is Craigsist. You can put these ads on there under for sale by owner.
Some buyers don’t like it when you tell them the house you (didn’t have) is in escrow and somehow on the call they find out you didn’t have any property anyway. I hate it when that happens. Then, they say thanks but no thanks and you don’t get any info. Make a postlets ad. If you can figure out how to put together a “round robin” approach, that would work too. Also, if you can have an “open house” type of thing, then have a sign up sheet somewhere so they can have a place to put the amount down that they would pay for the house.

Do all of the above and get a list (we use listsource) of everyone who has bought a house as an absentee owner in the past 6 months in that zip code. Buy that list and send them a card or letter to get them to call you.
However, before doing any of these things, make sure it’s a good deal - you’ll just get a lot of people mad at you if it isn’t. And if you don’t know, find a local investor who owns some property and buy 'em lunch…
