why dont u jst get a loan and buy my house??? why do investors use creative financing rather than conventional financing???

because most conventional financing for a non-owner-occcupied investment property will only allow you to finance up to 80% of the property’s value.

i am an investor purchasing an investment property for around 250k. i don’t have anywhere near, nor will i have anytime soon, $50,000 cash to put towards a down payment.

so i am prlly going to use a stated 70/30 loan… i’d prefer to get 80% from a bank and 20% from a seller, but i’m having a hard time finding a seller to hold a note…

conventional financing is sometimes the right answer, but creative financing will often times allow you to leverage your way into a profitable investment that you could not have aquired otherwise…
