I have a list of homeowners that either own their home free and clear or have a very small mortgage. I know it might not be the most group, but can anyone recommend a mailer that would apply to this type of list?

What’s your plan? Are you trying to get their homes with seller financing?
I think most investors will tell you, it will be hard to work out a good deal with any of them if they are not motivated to sell. I suggest marketing to sellers who are motivated to sell instead.
They could be viable but those type are lower response…
you have to send a lot more mailings to find a deals.
