Hello I finally put my first deal under contract. And very excited the only thing is that I dont really have a stable buyers list put together. And I know i only got so much time to find a buyer. I really need buyers either in the fort worth area our near fruitvale texas. Where can i find motivated buyers, wholesalers our bird dogs? Any suggestions?

Normally a contract is made for 45 to 50 days, sometimes I can convince a seller to give me 60 or 70 days to close, but it is real difficult to find a buyer in 3 to 10 or maybe 15 days to still close in 45 to 60 days.
If in the MLS system the average days on market to get a sale is 37, 53 or 68 days on market without a buyers list you will find it even more difficult to find someone wanting your property!
Start advertising on all of the free or low (really low cost) avenue’s you have available for buyers, advertise the specifics of the home you have under contract (Even though you may not be able to close this one it is good experience) you will find buyers interested in properties now!
To find investors you can go to your local REI meeting! You can send flyers out to real estate agents, insurance agents, home inspectors, termite inspecters and pest control companies looking for referals to there investor clients! Or asking them to supply there investor clients with your number!
You can advertise there again “I wholesale homes, some need minor to major repairs” email or call to get on my list to recieve properties as they become available!
Now as far as bird dogs are concerned, you can there again put ads in asking for referals from people to viable retail or wholesale buyers, I pay cash for leads!!!
