I’m looking for a non threatening “I buy Houses” flyer/page print up. Does anyone have or know where I could find a solid copy and/or template of a flyer or page size ad that you would hand to people, put on cars, etc.?
Thank you Michael,
How did this ad work for you?
Here’s an example that’s worked…
Put this on a 8 1/2 X 11 sheet of paper and post where ever you can. You will get calls…
I Buy Houses
Do you own an unwanted house and need to sell quickly?
• Is your house vacant?
• Are you in foreclosure?
• Behind on your payments?
• Need repairs? • Expired listing?
• Relocating? • Divorced?
• Bad tenants? • Estate sale?
These are common problems that can happen to anyone. I buy houses from people in situations just like yours in almost any area or price range. I am not a realtor. I am a real estate investor. Call now to find out if I can help solve your problem!

Do you think that such a flyer should be colorful and elaborate, or black, white, and straight to the point?
If your passing them out on car windows I would use lime green or bright yellow. Stay cheap…
If your mailing them then use color. Spend a little more money.
You also may want to consider going to a half sheet either way print the same message on the back… That way its alwasy right side up.
Good Luck
Hey Michael, how about that tour???
Did I miss something? :help
thanks for the tips
i had my flyers custom made. they turned out great (one of the people who run it is a real estate investor himself) and good pricing too… www.illbuzz.com
check them out if you like.
I checked out that site and they have very cool designs. Looks like they create everything custom. Since I represent investors, I wanted to try something unique to get access to wholesale in 2008. I bought some domains like MyClientsBuyHouses.com. I bet they can come up with a cool business card and postcard design.
Thanks for the tip!
Has anyone done a campaign for flyers yet?
Since they are relatively cheap to make as well as distribute I was wondering if anyone has any success with flyer distribution rather than the postcard.
I am wondering the same thing as Tien. Does anybody every actually find a deal by distributing flyers? Other than putting them in newspapers or mailing them, I have never heard of anyone actually finding deals that way. Seems like a huge waste of time. I used to put postcards or small flyers in a clear bag along with some candy for weight and drive through neighborhoods where I wanted to buy houses, tossing them into each driveway. I definitely covered more territory much faster than I would have by sticking flyers on windows but can’t say I ever really got great results.
I have done doorhangers campaign when I was first starting out, but I did not do follow up so the results were pathetic.
What about those little flyers we all carry around with us… theyre about 2x3. Pass those things out like they were candy… I bet you would get a deal.
I have some foldover business cards and they get a lot of attention too. I use Full Moon Design, but http://www.illbuzz.com/products/business-cards-fold-over.php does it too.
OK I have a confession fellas. I personally help run illbuzz.com. I didn’t want to plug myself but I figured I come clean.
As far as results from marketing, I’ve found that postcards have worked best for me, business cards a close second, and flyers (8.5 x 11) third.
Also, I recommend testing different sales tactics on your marketing material. See what works best for you.

I so do not like the folded business cards for several reasons… I dont like fake cards, folded cards, oversized cards, anything out of the norm… If you cant get the message through with a standard business card yore trying too hard…
I use two simple type of business cards… One is for marketing and the other is my professional card… We should understand what purpose each of them serve and give them out appropriately.

I’m trying something different this year and so far, at least other investors have responded. I’m building my buyer list, but also marketing to vacant houses. I sent a postcard to 250 homes and will see how that goes. I used VistaPrint and those will arrive by the end of the month. My angle is that I represent investors who buy houses, but I think the wording can be useful to others.
Anyway, on the topic of flyers, I set up a virtual flyer using VFlyer.com instead of a site since I advertise properties on Craigslist using their services anyway. Vflyer has a “General Services” template that you can use, which also allows you to print it or send via SMS. I’ll test it to see if people prefer a website or if the virtual flyer is fine. I’m happy to send the link, but don’t want to seem like I’m spamming the forum, so won’t post here.
A similar service to Vflyer is Postlets.
