While you figure out that answer, you bring your buyer to the other wholesaler, not the title holder.
Of course this assumes you have a written agreement with the wholesaler to share the finder’s fee.
Meantime, you get your non-refundable finder’s fee from the buyer, as a condition of opening escrow. If not, you invoice escrow for your fee, and get paid at closing. The latter is a terrible idea, however.
What does the other wholesaler say about the way this transaction is coming together? You would think he would give you some instruction on what he wanted you to do, in the event you found him a buyer.
