I am new to real estate and need some help

Hello everyone, I am new to this real estate market and I need a good book or system I can start to learn. I want to learn how to buy then sell with no money down or very little money.
Can anybody recommend some ebooks I should download.
I also want to get the Carlton Sheets… can someone give me the link or send it to me?

Funny thing, I called a house recently in my local area that was listed like this:

Legal 2 family. Asking 659k. Neg. Buy or rent to own $1995 a month.

So I called. The guy kept telling me, “why rent it, you can buy it, 100% financing. 100% financing.”

He kept spewing the same crap over and over.

I was interested in lease optioning the property. I asked if he had a conventional mortgage. He said he did. Well that would negate any Lease Option possibilities because of the DOSC issues.

Basically, this guy was clueless. On top of that, he finally said that the $1995 was per unit. Which, of course, would make “renting to own” useless, as the property would not sustain a positive cash flow, even with the best creative financing. On top of that, the guy was probably leveraged to the tilt on conventional loans.

What a joke. The more I talk to people, the more I see that more than 75% of them are full of youknowwhat.

Read some of the previous posts on here, just don’t post without reading first. many, MANY of your questions will have been at least discussed prior to you asking it.

And DO NOT LOOK for any easy answer. There is no “rock-solid” way of investing in RE.

There will come a time when you’ll just have to do it.
