I am a private investor but looking for bird dogs can anyone helP?

Hi,

Bird dogs are a strange breed, you have to look for them where you want them to work! If you want a bird dog to work in Maine, you work to find a bird dog in Maine. If you want a bird dog to work in Arizona then work to find a bird dog in Arizona.

I have found that Arizona bird dogs are pretty terrible at finding properties in Maine and Visa Versa!

The best way to find bird dogs is a combination of advertising for people to find you real estate leads, I recommend just paying on ones you close and would offer some percentage of the deals profit or a flat fee at closing. You might try to network with people who drive for there work or who are in the service industry.

You can place Craigslist ads saying we pay for property leads and a phone number. There are a couple of REI’s in Chicago so I recommend also networking at the monthly meetings!

I have several deals in escrow now that are from bird dogs. Most, especially the females prefer to be called property locaters or finders.
I get mine from advertising under help wanted on Craig’s List. You need a good pulling ad with a good heading. I use this one.

Even with a killer ad like this, 98% of your applicants will flake out, most wont even get started, some will send a few addresses and expect a miracle. Some will send 20 addresses before they give up.
I make up a small contract that they know this is a commission based position and they will not be compensated for travel or expenses.
I run my ads constantly, in dif cities. In 3 1/2 years with over 200 applicants only a handful have stuck with it and found me deals.

I probably get 20-30% of my deals from bird dogs, I use bandit signs, direct mail, door knob hangers and I’ve got a few deals advertising on Craig’s List. I want to try some pay per click on the some of the online sites, google search especially.

So, if you think finding one bird dog is going to do it for you, I got a bridge I’ll sell ya.
