I am buying an REO- 2 years vacant- is an Alta policy and quit claim enough ?

I want clear title. The REO firm who has owned this vacant house for 2 years wants to give me an Alta policy (regular sellers policy- it is a cash deal on my part) and a QUIT claim dead. I thought I would get a general warranty dead.

I just want clear title. What should I do. The prelim title report is clean. But will the Alta policy cover everything else?

You should be getting a Special Warranty Deed. Anything else is unacceptable, IMO.

Sounds like the lender knows something that it ain’t tellin’.
