Husband & wife are on title but loan is in only her name. Please help!

My seller & his wife are both on the title but the loan is in her name.

Should I quit claim from 1 party to the other?


You can do that, but as long as both sellers are on the REPC and sign it, you should be fine. If the lender has an issue, you could quit claim it then. Either way, quit claiming is very simple and doesn’t really have any consequences if you are just adding someone on or taking someone off.
