I used an attorney to complete my hud-1 sheet for my first short sale. But can the hud-1 sheet get completed without using an attorney or title company? Is the hud-1 sheet the same as the net sheet? If it is possible to do the hud-1 sheet yourself, how do you determine the numbers?
Have your title Co. Do it for free. Their are programs out their to do it yourself.
you can do the HUD1 yourself but just make sure you get it right the first time. nothing more annoying than going back and forth on closing day over a few bucks in taxes or a miss communication on fees etc. if the closing is hard to do, you may burn resources or miss closing dead lines.

Are you talking about the net-sheet the lender wants to see before approving the short sale, or are you talking about the HUD1 you attorney received at the settlement?
Dave, yes I am talking about the net sheet the lender wants to see before approving the short sale. I have looked over the hud-1 sheet I paid an attorney to complete for me, but I wanted to know if I can do this myself or get it done for a cheaper price. However, I don’t fully understand the numbers for a hud-1.
You can do it yourself. The lender wants to see what is the net they will receive, and they want to see that the seller gets nothing.

The sheet is downloadable in fill form PDF format somewhere. My Real Estate laptop crashed and I need to rebuild it or I would have sent it to you. Someone else here may do so.
As far as how to fill it out, look at the one the lawyer filled for you and try to do the same. Not sure there is an easy guide of how to fill it out.

Your title or escrow company will do these for free. fax your P&S to them and 10 min. later you have your hud. You can do them yourself and lots of people do you just need to make sure your #'s are on so when your at the closing table things dont get messed up.
I agree Keysha. Just contact your closing Title Agency and they will be able to do one for you if you don’t want to deal with the headache of doing a Hud yourself.
Not sure about 10 mins but you should get it back within 24 hours.
I guess I have been working with the wrong Title Agency. I would love to get mine back in 10 mins.LOL
24 hours is standard around here.
