Does anyone have an example HUD-1 for a short sale offer? I have a house with two loans to short sale. The same lender holds both loans.
You can have a title company prepare a prelim HUD. Mine prepares it for free as long as I close with them.

Most lenders that you are trying to short sale through want the HUD-1 to come from an escrow company. At least the ones I run into here in California. They may not take one you do youself.

Make sure to write “preliminary” on the top of the HUD.
A lot of loss mitigators are newly hired, and think this is the HUD you are going to close with and will ask you stupid questions.
Just write “preliminary” on the top and this will save you from their stupid questions.

Does anyone have a copy of the HUD1 sheet they can email me and/or have any tips for completing one? I would like to have the ability to create a preliminary one to get the short sale packet submitted and use the title company for closing.

You can always ask your title company for a copy of there HUD spreadsheet that is what we use. I also made a template for us with all our area’s noramal costs and fees on the HUD already so I just have to plug a few numbers in and bam your done. Your title company should be able to help you with stuff and maybe even show you some examples.
There are also a lot of HUD generating software that you can purchase for a small price. Loss mitigation should know it is a prelim HUD becuase they have to approve the final HUD before you close.
