Please share your ways on what parameter searches you use in mls to pull out investment properties. Any tips, ideas will be much appreciated

I use the MLS for comps mostly, but I occasionally do searches for listed investment properties. What I do is figure out the areas I want to search in, ie zip codes or area codes, then I put in BR, BA, SQ FT, etc. From there I go to marketing remarks, or agent remarks and type in “as-is, handyman special, investment property, etc.”. I have found a few leads this way, but I will never become a millionare finding investment properties on the MLS. Realize how many channels the home has to go through to get listed. If it is a real great deal it wouldn’t make it to MLS. Thats just my opinion and experience. Good luck!!
