how to use a land contract

i know the laws in differ in states, but i believe there is some commonality-- i want to know how do you exercise a land contract. do you need to make a down payment or what. is this better than assigning a contract. when should you exercise a land contract (what type of situation).

It is unclear what you mean by land contract evidently as you have not gotten an answer. I would use the term land contract to also mean a contract for deed (CFD). A type of sale agreement where the buyer performs certain obligations like make a down payment and monthly payment for a certain time until the contract is fulfilled and the buyer in turn gets the deed. I have done these with zero down as well. The use of a CFD is pretty much not allowed in Texas anymore and some other states as well.
